Firstly, we have built up a database of over 10,000 tenants over the years who we send a weekly email to, advising them of our latest properties that have been listed for lease that week. Sometimes tenants are not even looking to relocate, but they see a property on this email alert and before you know it…. they are on the move.

Secondly, by professionally marketing your property across 14 different real estate websites with quality photos, floorplans and a well worded description of your property that entices people to view it.

Generally, prospective tenants have a favourite website they view when looking for a new home and usually only look at this one site, so to ensure we get as close as possible to 100% of people looking to rent, we market across 14 different websites including:

  • realestate.com.au
  • domain.com.au
  • rent.com.au

All our properties are marketed with professional photography, floorplans and well worded descriptions to ensure your property stands out from the crowd on the real estate web portals.

We want to make the application process as easy as possible for prospective new tenants when applying for your property, yet still gather as much information as possible.

We do this by allowing tenants to apply online using their computer, tablet or smart phone.

Once a prospective tenant has viewed your property, they are given a brochure on your property that also gives them the code to access our online application site, where they can load in all their information as well as attaching the documentation we require. They can even use the camera on their phone to photograph this information and attach. With the tap of the finger all their information is instantly forward to us.

No longer do they have to drive to our office and hand over their forms.

For those who are not computer savvy we still do have paper application forms, after all we want to make the process as easy as possible for all.

Another way we ensure your property is leased as soon as possible, is to commence marketing it once your current tenants have given notice to vacate. Under the legislation, you do not have to wait until the current tenants have vacated before you commence showing the property. All going well we should have a tenant ready to move in within days of your previous tenant vacating.

Tenants usually sign a 12-month lease when they commence their tenancy. It is our policy that we contact tenants 2 months before the end of their fixed term lease to offer them the opportunity to secure the property for a further fixed term period.

We do this for 2 reasons:

  1. The security of you knowing you have a solid tenant going forward
  2. Most Landlord Insurance Policies will only cover loss of rent if the tenant is in a fixed term lease.

However, under the NSW Residential Tenancy Act we cannot force a tenant into signing a new lease. If they do not wish to sign a new lease, we will advise you of such and discuss what is best going forward.

Every business day we are checking exactly where your tenants are paid up to. Should they be a day late a simple text reminder may fix. However, if this does not fix the situation our Property Managers are quickly onto the phone to find out why and rectify the situation in the vast majority of instances. But should they not remedy it, we automatically serve them with formal notice on the 15th day of arrears for them to vacate or pay their outstanding monies. If not, we will automatically proceed to the NSW Civil and Administrative Tribunal to gain possession. Thankfully this does not happen very often with our proactive approach.

For the vast majority of our clients on our Comprehensive Management Package, we regularly inspect your property. 8 weeks after a tenant commences a new lease, we carry out our first inspection and if all is going well, we will continue to carry out inspections every 4 months. All of our routine inspections are carried out by one of our senior property managers who will make notes, take photos inside and out and forward to you within 2 working days via email, and will also advise you of any repairs required or future maintenance items of concern.

All past routine inspections are also saved on our Owners Portal for your convenience.

Our company supplies all owners’ direct access to our system, so you can access your records 24 hours a day, 365 days a year.

You have access to:

  • Your monthly statements
  • All accounts paid on your behalf
  • Current and past repairs
  • Routine Inspections
  • Copy of the lease
  • Tenants details and where they are currently paid up to

Along with so much more.

Our system also has an access point for tenants, where they can see all their payments and any outstanding monies.

We also email tenants their receipts every time they make a payment, showing them where they are paid up to, and also any outstanding monies owed, if any.

This technology is at the forefront of the property management industry across the world.
