WHAT SERVICES CAN YOU EXPECT?

All Property owners have different requirements. Many owners want to have some involvement in the management of their property, while others are happy to let their Property Manager handle everything.

As an indication of what you can expect, we will act on your behalf in the following matters:

  • Reference checking and selecting tenants.
  • Signing Leases/Tenancy Agreements on behalf of owners.
  • Collecting rents and issuing receipts for rents received.
  • Exercising the owners’/lessors’ rights to terminate leases and tenancies.
  • Issuing and serving all legal notices which relate to the lease or tenancy.
  • Attending any tribunal hearings and acting in accordance with the determination of the Tribunal.
  • Conducting periodic inspections of the property.
  • Re-letting the property at the end of each tenancy in the event of a vacancy occurring, subject to your approval.
  • Promoting your property so as to attract the best possible tenants.
  • Arrange maintenance and repairs as directed by you.

WILL MY PROPERTY BE LOOKED AFTER?

Property Condition Report
Trained personnel compile a detailed condition report of the premises and an inventory. Signed by the tenant, these become the official record of the condition of the premises at the commencement of the tenancy.

A final inspection of the property, using the condition report and inventory as ‘prima facie’ evidence of its condition is carried out before agreement is made about the release of the tenant’s bond.

Rental Bond
A minimum bond, in most cases equal to four weeks rent, is collected at the beginning of the tenancy and held against damage or loss of rent which may occur at the end of the tenancy.

Periodic Inspections
Periodic Inspections are conducted after which the tenant is notified of defects for which the tenant could be held responsible. Where appropriate, follow-up action is taken. This could mean a further inspection or some other lawful disciplinary measure.

You receive a written report of the state of maintenance of the property and any recommendations for repairs/maintenance that may be necessary to maintain the value and condition of the property.

CAN I BE SURE OF THE RIGHT TENANT?

The careful selection of tenants is one of the keys to maximising the return on your investment property.

All of our applicants are required to complete an application for tenancy. The details disclosed are checked thoroughly and include a check of several Australia wide tenancy computer data bases. The successful applicant is now secured by a legally binding tenancy agreement.

PROMOTION & ADVERTISING

Appropriate promotion is important to attract the best possible tenant to your property.

To effectively promote your property, the rent must be set according to the current conditions and prospective tenants’expectations.

Our Property Manager understands the rental property market and current rental values and provides a promotional program which highlights the aspects of your property to attract the best possible tenants.

OWNER RESPONSIBILITIES

The most obvious responsibility an owner has in respect of their investment property is that it be kept in a fit and habitable state in which to live. Most importantly, an owner has a duty to do whatever is necessary to ensure that the property is free of defects which could cause injury to the tenant or any other person who enters the premises.
