Here are some ways in which you can instantly add value to your property.

First Impressions

Remember, first impressions do count. If the gate is off the hinge, the lawn needs a trim and there are cobwebs along the facades, people will wonder what they will be walking into. As well as cleaning up the eaves, mending any broken fencing and tidying up the garden, it might be worth putting a lick of paint on the house and even changing the front door.

The Kitchen

For many people, the kitchen is the make or break of a sale. New kitchens can be pricy to install but you can make some minor alterations, such as repairing cupboards or replacing doors and handles, increasing storage and giving it a good lick of paint. Instead of buying a new cooker, shop around some of the ‘seconds’ or ex-display cookers – you can get some great bargains for cookers which do look almost as good as new.

This will instantly clean up the room, making it seem bigger and fresher. Replace dated faucets and mend or replace towel rails. A fresh coat of paint, using neutral colours will instantly refresh a room. Having carpets professionally cleaned will also bring new life into the floor. Mend curtain rails and if your curtains are dated, check out charity shops for replacements – you’ll be surprised at what you can pick up for a bargain.

Aim for the emotional value by showing how great it is to relax in a cared for back yard at the end of a busy day. Clean garden furniture and arrange them in a welcoming way. Potted flowers and plants work wonders in bringing life and love into a back yard.
