Why this autumn is a good time to sell

Spring has always been the traditional time to sell a property, but with CoreLogic’s national Home Value Index (HVI) showing a 0.6% rise in March, on par with February’s increase, and taking the current upswing in housing values through its 14th straight month of growth, property owners shouldn’t rule out selling at this time of year.

Here are some other reasons why this autumn may be a good time to sell.

Less distractions

By now, people are well and truly back in their routines. Christmas and the long summer holidays are a distant memory, and Easter has come and gone; there’s no distraction on the horizon to take them away from big life decisions, which includes buying a property.

Stable weather

The weather does affect buyers. Autumn weather is less extreme than summer- it’s not too hot and not too cold – meaning buyers aren’t battling extreme heat to view your property.

Furthermore, for sellers, gardens have usually benefited from the autumn rainfall and the cooler temperature is a great time to show off a property’s garden. 

As winter is around the corner, sellers can capitalise on creating a cosy ambiance to make the property more attractive to potential buyers too.

Fewer properties on the market

As spring is the traditional time to sell, there is often an increase in properties on the market. This oversupply of properties can create a ‘buyers market’, and the negotiating power is shifted to the buyer.

Sometimes, when there tends to be fewer properties for sale, you have less competition for your type of property, and the odds of converting your listing into a successful sale can be higher.

New marketing outlet

We’ve also got a new property search engine portal to help buyers with their search; launched on September 30, 2023, view.com.au, has been named the fastest-growing residential property portal in Australia, with a 102% increase in unique audience since October, according to February IPSOS data.

This has elevated it into the number 3 position for residential property portals showcasing properties for sale in just 5 months, relegating Homely to the number 6 portal behind Allhomes.

We’ve incorporated this new portal into our marketing strategies to ensure properties for sale through us, are exposed to as many genuine interested sellers-eyes as possible.

Our marketing strategies consider how people use these online portals; generally, they only search in the suburbs they are interested in purchasing a property and then they click for more details about the properties they like. But just like Google searches, buyers do not usually go past page one of the search results and most buyers believe that the newest property to the market will be at the top of the search results.

What sellers don’t realise is that properties listed at a more premium listing level will always be at the top of the sales results, meaning they will always be on page 1 of the search.

While there is a free listing element to ‘View’, it does have value-for money premium listing elements, which put your property in prime position.

Return of investment

Quite simply, the more people who see the property online the more people will inspect it. Most sellers spend between 0.2 and 1% of the value of their property on marketing it (either directly or indirectly). The person who spends at the lower end of this figure usually does not get as good a result even though we are usually only talking spending a couple of thousand dollars between an average result and a great result.
