How to make your property stand out

Recent research is suggesting more Australians are thinking about selling their home now than before the pandemic, with low interest rates, improved consumer sentiment and strong economic forecasts fueling confidence in the housing market.

More than a third (35%) of homeowners are planning to sell in the next five years, with over one in ten (12%) already in the process of putting their house on the market or planning to do so in the next 12 months.

This uplift shows an increase of five percentage points in selling intentions from last quarter, and more than double the number of homeowners that were planning to sell prior to COVID-191.

The plus side of this of course is that people who are selling will generally need somewhere to live, so are also looking to buy. Furthermore, the report found 22 % of Australians are planning to buy a first home in the next five years, so there is no shortage of buyers.

However, with more people thinking of selling in the future, how do you make your property stand out above the rest? Once you’ve prepared your home for sale, here are some pointers:

Create the right marketing materials

First impressions count, so good images will attract buyers to look at the property, but you also need the right words to engage the potential buyer and to highlight features and lifestyle benefits. You want to connect with the buyer and evoke imagination. An accurate floor plan, video, virtual tour and a physical print brochure all add to the marketing material mix.

Prepare your property marketing plan

Marketing is an essential expense in the selling process, so you need to get it right. Different properties require different marketing plans to ensure maximum exposure to the right audience. Different channels may include:

  • Online sales portals

This is the obviously first port of call for anyone looking for a house, but be canny with your positioning. When there are lots of similar properties on the market, you want yours to be top of the list, not 20 properties down the line. And consider using several different websites – potential buyers always have their favourites, and there are also some specialist sales portals around too.

  • Signboards

In today’s online world, don’t under estimate a physical presence to advertise your property. When people are looking at areas to buy in, they are driving around areas, and if they like the area, see your house is for sale, the chances are, they’ll look.

  • Print media

Yes, people still do sit down with the local paper and scour the property pages over a cuppa.

Use an agent

There are lots of agents around, but a good agent will have a large database of genuinely interested buyers who they can directly market your property to. This can be via e-shots straight to a buyers’ inbox, and their own different social media outlets with extensive followers of interested people.
