Selling your home needn’t be daunting; while there is a lot to consider, it’s easier to manage the process when you break it down into smaller steps.

Here are our seven steps to selling a house, along with tips on how to get the most money for your home.

  1. Prepare the property

It is worth putting in the extra time and effort to prepare your home. This includes decluttering, cleaning, and making any necessary repairs or updates.

The advantages of preparing your home increase the chances of the property selling faster and for a higher price.

To help you through this process, check out our 101 Ways To Maintain And Prepare Your Home For Profit, booklet.

When presenting your property, you may also consider hiring a professional home staging company.

  1. Pricing the property right

Pricing your home correctly is probably one of the most important factors in getting the best price.

Overpricing a property could potentially cause it sit on the market for longer, and you may have to reduce the price anyway. Some buyers see a reduced price as there is ‘something wrong’ with the property, and may look to actually negotiate you down further.

Furthermore, the over-priced property won’t be appearing the price bracket it should be in, so people who could afford your property won’t see it.

Underpricing the property obviously leaves you feeling you could have got more!

Take a look at similar properties in the area to give you an idea of price, or get a professional in to give you an honest appraisal. A professional will also give you an insight into what the market is doing.

  1. Building and pest inspectors

Discovering unwanted pests, such as termites inside your property, or there is a structural issue is bad enough, let alone during the negotiation and settlement phase of selling a house.

Before you put your house on the market, consider having a professional pest and/or building inspector go over the property first. That way, you can fix any potential problems before the property goes to market; a quality pest/building inspection will potentially not only make your home more appealing to buyers, and reduce aspects to negotiate on, but it could potentially help you get a higher price for your home, or at least a quicker sale.

  1. Marketing your home

It’s no good having a property for sale if no-one knows about it, what its best features are, and why it would make a great home.

Make sure you have good photos and a well written description of what makes your property great, and look at the different marketing avenues; the key to success is getting your property in front of the right audience

Marketing your home correctly will contribute greatly to selling your property faster and for a good price.

  1. What to look for in an offer

Once the offers start coming in, there are some factors to consider. This includes the buyer’s ability to raise the finances, how quickly they want to complete on the sale, and what their terms of sale are. For instance, they may want to negotiate on the price, and ask for repairs or upgrades.

  1. Accept the offer

Once you’ve agreed on the price, a contract needs to be drawn up and signed so the ownership of the property can be transferred.

The contract should include all pertinent information about the sale, such as the sales price, closing costs, and any other conditions of sale. Read over the contract carefully before signing it.
