How to plan your property sale in 3 easy steps

How to plan your property sale in 3 easy steps

Spring, the traditional time for moving, is just a month away, and there are plenty of reasons why many favour this month for putting their property on the market.

With the warmer weather and brighter days, everyone is feeling more energised; in our experience, buyers are much more inclined to go to an open house when it’s nice outside and not raining and miserable.

Furthermore, if people are thinking of moving, they want to get it all done and dusted in the next few months, so they can celebrate the festive season in a new home.

Selling your home, particularly if you’ve lived there for a number of years, and it holds a lot of happy memories, can be an emotional process, and this may lead to making poor decisions.

The key to selling your house is knowing what to do, and when to do it right from the start.

Sometimes, life events may dictate when you should sell, but for many of us, we can plan and the need to sell isn’t so urgent.

Here are three easy steps you need when planning your sale:

1. Establish your objectives

Even if you’ve unexpectedly got to move for a job, it’s worth taking the time to sit down and work out your objectives of the house sale. Common objectives include:

  • To achieve the best possible price
  • To suite a time frame
  • To keep inconvenience to a minimum
  • To make the process as stress free as possible

Establishing your objectives at the start will help the ‘decision-making’ easier later down the track of the property selling process.

2. Choose an agent

We know we’re biased, but to give yourself the best opportunity of selling your home, in the shortest time frame and at the best price, you need to select a qualified agent. A good agent will guide you through the process, talk you through the paperwork, know where you should list your property, and do some hard negotiations on your behalf.

Read our in-depth article here for what to look for, and points to consider when researching agents.
