The top 10 sought after property features

A recent analysis by realestate.com.au of keywords homebuyers searched for most in 2023 has revealed ‘swimming pool’ is top of the list of the most searched terms – not really surprising given that swimming is practically our national identity!

Properties with swimming pools are definitely on the increase. Research carried out by Roy Morgan last year found swimming pool ownership in regional NSW is now 13 per cent, up from 10 per cent in 2018

Coming in at number two is ‘garage’ followed by ‘air conditioning’ at number three.  

Other popular terms on the top-ten list included ‘outdoor area’, ‘ensuite’ and ‘study’, and interestingly ‘dishwasher’!

With 37 per cent of us regularly working from home according to recent Australian Bureau of Statistics data, ‘study’ also made it into the top ten of most searched for keywords.

Largest increase in searches

The analysis also looked at which keywords had shown the largest increase in searches.

Coming in at number one was the term ‘dual living’ followed by ‘granny flat’.

We have increasingly seen an interest in properties which have, or have the potential for a granny flat.

While some homebuyers want this separate living space for older (or younger!) relatives, other homebuyers see a granny flat as an opportunity for additional income in the form of a rental property, or they simply want the additional space for lifestyle reasons, such as converting to a home office.

Adding a granny flat to your property can increase its value, giving you more return on investment when it’s time to sell the property.

In NSW the minimum lot size for a complying secondary dwelling is 450 square metres and the maximum dwelling size is 60 square metres. Depending on local regulations, it may be possible to convert attics, basements, or garages into granny flats too.

While there is paperwork associated with planning permissions, building regulations and other compliance to adhere too, it’s worth noting, there is no subdivision of your property needed; this means you still have all of your garden to enjoy.
